Master plan of the Labuan Waterfront Re-development
Background Information
The completion of the new Ferry Terminal in Labuan replacing the old terminal give rise to the opportunity for a development of a waterfront promenade. The purpose of the redevelopment is to introduce more tourist attractions and to attract investors to the island. The plan calls for a continuous promenade and redevelopment of the old Ferry Terminal site and the wet market.

Design Approach
In our design approach we introduce a continuous promenade connecting the new Ferry Terminal to the new cultural market area and back to the city center. Along the promenade two blocks condominium cum service apartment to be built over a retail podium. Several specialty shops are also proposed along the promenade to inject life to the waterfront. Boating facilities are also introduced to promote this area as an international destination. The development is to be a growth catalyst to rejuvenate the town center and to attract future development in this area.

  SOUTH PRECINT DESIGN COMPETITION BANDAR SUNWAY, SELANGOR, MALAYSIA
Background Information
An open competition to prepare a workable Master Plan for the South Precinct at Bandar Sunway, the last remaining tract of land in Bandar Sunway. In our proposal, the entire 163 acres will be developed into a self-contained upmarket lifestyle development. The existing ex-tin mine pool will be converted into a lakeside waterfront development with various amenities and water sports. It will also be linked by monorail to the adjacent Sunway Lagoon, a successful theme development in Bandar Sunway.

Design Approach
For our design proposal, we started by dividing the entire site into 3 sub-precincts:-

1. The Urban Sub-Precinct
2. Lake Precinct
3. Desa Precinct

Then in our development proposal, the land is further divided into 12 parcels of various sizes to allow for phasing according to the developer’s schedule. The proposed development will cater for a diversity of components consisting of various blocks of condominium, a neighborhood commercial center, waterfront entertainment center, boating and sporting facilities; new Monash University Campus and a low rise exclusive housing development.

  JRA RESORT (TELUK SERABANG & TELUK MELANO) KUCHING, SARAWAK, MALAYSIA
Background Information
This design is a master plan for a Marina Resort Development of approximately 1,000 acres of wooded hilly site in Semantan area, located at the southern most tip of Sarawak, close to Kalimantan, Indonesia. The master plan, calls for a development of resort homes to attract foreign citizens to set up retirement home, here in Sarawak.

Design Approach
As the site falls part of a natural reserve, great care will have to be taken to not disturb much of the natural habitat. The entire development shall consist of commercial center/town square, shop offices, restaurant facilities, hotel and residential units. Public entertainment areas incorporates aquarium, children’s fun park and marina facilities. The main attraction of the development shall be an 18 hole golf course together with its protected harbor located at the center of the development.
