Background Information
The Kampung Air (Water Village) located near Kota Kinabalu, Sabah is one of the last original Kampung Air in Kota Kinabalu city center. Located at the waters’ edge, it was first built in the early 1900’s grew organically though haphazardly without proper basic amenities.

In an effort to alleviate the living conditions of this water village and to also turn it into a tourist attraction, the federal government embarked on a program to restore the historical value of the area.

The redevelopment strategy will involve the infrastructure improvement allowing the villagers here to enjoy basic amenities such as concrete boardwalk, piped water, sewerage, proper electricity and telephone connection.

At the same, the main idea here is to introduce a cultural centre to attract tourist and to provide job opportunities to the villages. Moreover, this area is also located along the Kota Kinabalu tourist belt between Tanjung Aru and Sutera Harbor, one of the blue chip developments in Sabah consisting of golf courses, hotel, yacht club and exclusive residential development.

Design Approach
Our master plan calls for the realignment of the boardwalk and the houses in an orderly manner. Some of thehouses will be demolished and rebuilt for the realignment culminating with the Cultural Center Complex built over the water allowing it to have a panoramic view of Sutera Harbor Tourist Development.

  RESIDENTIAL DEVELOPMENT KEPAYANG, KOTA KINABALU, SABAH, MALAYSIA
Background Information
A housing development located on a ridge in Kota Kinabalu with a commanding view of South China Sea and is one of the last remaining hill lands allocated for a housing development. This 90 acre land is to be developed into an exclusive gated community which will comprise 91 bungalow lots, 92 semi-detached lots and 408 units of condominiums.

Design Approach
The layout of this master plan takes on from the sensitive approach, respecting the contour line of the terrain to minimize hill cutting and preserve the natural foliage.

The highest point of this land is reserved for a lowrise condominium development with majority of the units facing the vast South China Sea. A ring road system is placed along the contour lines which act as the main circulation and access points. For exclusivity and security, each parcel is designed with the private entrance. As this development is situated on a hill slope, it is imperative that as much of the natural vegetation is retained to protect the slopes.

Background Information
The Kota Kinabalu Waterfront Development is a design proposal involving the master planning for a new waterfront resort for the city of Kota Kinabalu, Sabah. This proposal will involve massive reclamation next to existing coastline of the city center with the aim of elevating Kota Kinabalu as one of the top international resort & convention destinations in this region.

Design Approach
The master plan calls for a redevelopment of the waterfront with a an array of programs that comprises a Promenade, Convention Center, Resort Hotel, Service Apartments, Waterfront Condominiums, Ferry Terminal (a Cruise Ship Terminal), Maritime Museum, Shop Units, Business Hotel and a Shopping Center.

It is envisaged that this development will not only enclose the city center but also complement the nearby Sutera Harbour Resort development.

  MIX RESIDENTIAL DEVELOPMENT TANJUNG ARU, KOTA KINABALU, SABAH, MALAYSIA
Background Information
The proposal calls for the planning of a residential development on an 18 acre prime beachfront real estate at Tanjung Aru, Sabah for the joint venture parties between the land owner and a developer. The land, situated within the tourist belt of Kota Kinabalu is next to a five star resort hotel in Kota Kinabalu.

Design Approach
The planning concept proposed is based on creating an upscale, low density mix residential enclave. The site presents many advantageous opportunities as it nestled within the tip of Tanjung Aru with five star resort located to the north, a spectacular beachfront golf course to the south with a considerable coastline fronting the South China Sea to the northwest.

The residential development proposed consists of :
• 6 units bungalows
• 29 units semi-detached houses
• 130 units condominiums
• 36 units townhouses
• 6 units terrace house
