  MENARA COMMERCE KUALA LUMPUR, MALAYSIA
Background Information
Bumiputra Commerce Bank is the merging of two banks, Bank Bumiputra and Bank of Commerce Bank after the 1997 financial crisis. As a result, a new corporate headquarters for Bumiputra Commerce is required. We were appointed by the turnkey contractor, IJM Properties Sdn Bhd. to design a 39 storey building located in the center of Kuala Lumpur which will be BCB New Corporate Tower (Menara Commerce). The building is to be an iconic building and will be identifiable structure in the Kuala Lumpur skyline.

Design Approach
The concept of the building is taken from the Heliconia Caribaea plant. The geometric shape of the façade reflects the structure of the Heliconia and the elegant shape of its flower is reflected in its floor plan. The diagonal bracing of the façade and the tapered top of the building are derived from the staggered structural form of the Heliconia Caribaea.

REFURBISHMENT FOR MENARA PERNAS KUALA LUMPUR, MALAYSIA

Background Information
A design proposal to refurbish the existing 30 storey Menara Pernas which is located close to the newly proposed Menara Commerce building. This hexagonal shaped building was designed in the mid 1980’s. A new elevational treatment was proposed to house a new corporate headquarters. Two designs were proposed to project a new modern image and complement their new corporate image.

Design Approach
Option 1

In Option 1, an iconic design was proposed giving it a different outlook which can be identifiable amongst the many skyscrapers building indowntown Kuala Lumpur. The building will be covered with metal louvers covering all 8 sides of this octagonal shape building. The new building treatment has a “bullet” shape with a sharp dome like top. The open web like dome adds height to the building without actually adding floors to the building. The lightweight metal design cladding will also expressed a modern glittering building.

Option 2

In Option 2, we proposed a straight forward cladding of the building using a metal composite material. However, in this design we added a raised spine-like feature in the middle of the hexagonal building to raise its height of building and to create a roof top feature.

LORONG GOMBAK RE-DEVELOPMENT KUALA LUMPUR, MALAYSIA

Background Information
The design calls for the redevelopment of the area surrounding Lorong Gombak, a once seedy area in Kuala Lumpur. The site also borders the new 39 storey Menara Commerce Building. This area will be transformed into a prestigious address which is adjacent to Jalan Tuanku Abdul Rahman, the historical traditional shopping street of Kuala Lumpur.

Design Approach
The redevelopment is also part of a greater plan that includes Menara Commerce, a 4 storey shopping podium, a 20 storey Office Building and a 16 storey service apartment. A landscaped pedestrian Boulevard cuts through the development and the existing UOB and KWSP buildings. The boulevard will connect the nearby Menara Pernas and the Menara Commerce, terminating just before the existing Sogo Shopping Centre.

The 40 hectares or 100 acres KLCC development is one of the largest real estate development in the world. The master plan design was designed on the winning entry submitted by Klagas, Carter, Vail & Associates from the USA in 1990. It provides for 22 commercial plots of land to be located along the perimeter of a 50 acre central park. The central park, which is already completed, was designed by the renowned Brazilian Landscape Architect, Roberto Burle Marx. It was one of his last great works. The project started in 1997, with the building of once tallest building in the world; The Petronas Twin Towers (it is now the tallest twin towers in the world). In 2004, the following buildings are completed; The Twin Towers Shopping Center, Mandarin Hotel, a Mosque, Exxon Building and Maxis Tower. Under construction are the KL Convention Center, Exclusive High Rise Service Apartments and a Business Hotel.
