The new ferry terminal will be built next to the existing ferry terminal at Labuan.

The new Labuan Ferry Terminal Complex will incorporate an international immigration gateway as well as a domestic gateway. Other features within this complex are
4 jetties which can receive 8 ferries, a jetty for the local population, shopping complex, observation deck and a customs and immigration office.

The structure must then reflect a friendly, comfortable and inspiring setting to leave a lasting impression to each visitor that passes through the gates of this terminal building. The proposed vaulted metal roof structure reflects gentle "waves" flowing to the shores of Labuan.

Located at the Likas Sports Center in Kota Kinabalu, this new golf range is intended to draw golf enthusiasts to this normally deserted area. It is also designed to create a family oriented recreational center with a restaurant and other amenities. The deconstructionist style is seen in the walls that lies juxtaposed boldly with each other to create interesting impressions and spaces.

The client for this commercial Center envisaged a major up market entertainment center in Sandakan.

In the design, we planned for a generous outdoor eating area to be covered with a tensile fabric roof. The dual frontage 3 storey shop office is envisaged to draw many food specialities and fast food outlets to cater for the growing middle class population in sandakan.

For this unique privatization and development project in Inanam, Kota Kinabalu, we were commissioned by the developer Ireka Bhd to plan a mixed residential development on the site of an existing sewerage treatment plant covering 100 acres.

The developer will replace the outdated sewerage treatment plant with a modern computerized treatment plant would require only an eight-acre parcel of the land. the remaining land is freed up to be redeveloped into a mixed housing development on a joint venture basis with the local council, DBKK

The place of land was previously on the water's edge forming part of the coastline of Kota Kinabalu but was later land locked due to the extensive reclamation to develop the Sutera Harbour project.

This project is an important urban renewal scheme that will transform a prominent "eyesore" area in Kota Kinabalu. It is currently inundated with squatters and dilapidated houses on stilts above water.

This development faces the resort development of Sutera Harbour. Once completed, this new commercial and residential center will be a growth catalyst for Kota Kinabalu in particular and in Sabah in general, for the development of various areas of the city occupied by Kampong Air (water village) settlements. This project will include commercial amenities such as a hypermarket and corporate office lots integrated with townhouses, low cost apartments and transit apartments.

Located next to the Kota Kinabalu International Airport, this redevelopment project is planned to supplement the aviation industry in Sabah. The planning is organized on a central axis, with 2 focal point buildings facing opposite of each other with a connecting pedestrian mall lined by rows of shop offices.

A shaded pedestrian walkway is also planned to connect KKIA to this development making it accessible on foot.

The design proposal for a regional UMNO building is to be located at Sembulan,Kota Kinabalu, Sabah. In this proposal, a 5 storey height limit is imposed in this area by the Dept of Civil Aviation as it directly above the flight zone.

Our design forms appears rather decontructivist projecting a progressive image of the contemporary political scenario. The sun shading devices were used as protective elements in preventing the torrential tropical rain and sun from penetrating the outer skin of the building.

A roof top terrace is incorporated in the design for outdoor entertaining and "Ceramah" (lectures). A tensile roofs incorporated in the overall building design providing shelter to the rooftop gathering ideas. The impression of this tensile roof form is like a sail on a ship which symbolizes the spirit of the place being in the proximity of the coastline of Kota Kinabalu.

Tanjung Aru Tourism Development, Kota Kinabalu, Sabah [ click the pictures for bigger view ]

A development proposal located in the tourism belt of Kota Kinabalu will be added attraction to Tanjung Aru and jalan Mat Salleh. This development proposal consists of a Chancery building to relocate most of the consulates and trade offices of different countries in East Malaysia. Townhouses and shop-offices define a street mall lined with outdoor cafes and speciality restaurants and a plaza named after a local hero, Mr mat salleh. the low rise development with a generous landscaped sidewalks is modeled on the vibrant commercial, dining and entertainment district of bangsar in Kuala Lumpur.

Office Building for IJM Sandakan, Sabah
A new and modern 4 storey office building will be built at Taman Utama in Sandakan by IJM. This development is part of an overall Mixed Development project in Sandakan which consist of Terrace and Semi Detached housing, Commercial shop office lots and Apartments. Once completed this whole area will be a well planned modern township for Sandakan.
 
Signature Building, Sabah
The design brief for this particular project calls for a Signature building to be located at a prominent site in a Mixed Development project. In our design we proposed that part of the building is placed at an angle to face the entrance road into the development. The building shall also be identifiable to the whole development.
